Real estate investment trusts (REITs) have been a mixed bag over the last few years. The high-yielding securities have been hit by a mixture of forces, pushing and pulling them to volatile returns. And with bonds and other bond proxies paying juicy yields, many investors wonder if they need the asset class in their portfolios.

According to asset manager Cohen & Steers, there are three reasons why investors may want to consider REITs and publicly listed real estate for their portfolios. Ultimately, the asset class holds much appeal this year and in the current environment, and REITs and REIT funds could be bought.
