    Cantor Fitzgerald reported on Friday that it has cut its rating on Post Properties Inc (PPS) . The firm has downgraded PPS from "Buy" to "Hold," and has lowered the company's price target from $54.50 to $51. This price target suggests a 13% increase from the stock's current price of $44.33. Analyst David Toti commented: "We believe high-quality assets, an attractive market concentration, strong management, a solid capital structure, a "streamlined story," a right-sized development pipeline, a closed condo unit, and stil-lattractive forward core NOI growth prospects may still draw investors to the name. Given that the stock has traded poorly YTD could also suggest that we are bottom ticking at current levels. Based on our analysis, however, we have come to view the current valuation as fair given our expectation for modest cap rate increases in Post’s core markets (e.g., Atlanta, metro Washington, D.C.)." Post Properties shares were mostly flat during pre-market trading Friday. The stock is down 11% YTD.

  • Post Properties Offers 3.5 Million Shares at 8% Discount (PPS)

    Luxury apartment real estate investment trust (REIT) Post Properties, Inc. (PPS) said Thursday that it has priced a public offering of 3.5 million additional shares at $17.75 per share. It had originally announced on Wednesday that the offering would be for 3 million shares, but boosted that number to 3.5 million on Thursday. The $17.75 per-share offering price represents a nearly 8% discount to the stock's Wednesday closing price of $19.28. Post, which is based in Atlanta, said that it would used the $59 million in funds generated from the sale to repay $39.4 million of mortgage debt owed by the company's Post Fallsgrove property, and a $4 million prepayment penalty on that debt. The remainder of the funds will be used for general corporate purposes. Before the offering, Post Properties had about 44.4 million shares outstanding. The Atlanta-based apartment real estate trust said the offering would raise about $59 million, after deducting an underwriting discount and expenses. The underwriters will have an option to buy another 525,000 shares. The 3.5 million shares that Post said Thursday would be offered is up from 3 million that the company indicated when it initially announced the plans on Wednesday, and the underwriters' overallotment is 75,000 greater than the 450,000 share figure listed in Wednesday's announcement. The company currently has about 44.4 million shares outstanding, prior to the share sale. J.P. Morgan and Wells Fargo Securities will act as joint bookrunners on the offering. Post Properties shares fell $1.20, or -6.3%, in morning trading Thursday. The Bottom Line We had removed shares of PPS from our "recommended" list back on July 9 of last year, when the stock was trading at $26.81. The company has a 4.15% dividend yield, based on last night's closing stock price of $19.28. The stock has technical support in the $16-$17 price area. If the shares can bounce back, we see overhead resistance around the $22 price level. We would remain on the sidelines for now. Post Properties, Inc.
