Analyst David Toti commented: "Today's change is predicated upon a review of our cap rate analysis, in the context of broad market strengthening across the ESS portfolio.     On Monday analysts at Imperial Capital reiterated their rating on Palo Alto-based real estate investment trust Essex Property Trust Inc (ESS) as their West Coast apartments post some of the highest growth rates in the country. The analysts maintained an "Outperform" rating on ESS and see shares reaching $175, up from the previous target of $165. The new valuation suggests a +13% upside to Friday's closing price of $154.28. "ESS's assets in tech-related Bay Area and Seattle locales continue to post some of the highest growth rates in the country. While Southern California has lagged, the company expressed confidence that the area will show better relative performance in 2013," said Imperial Capital analyst David Harris. Harris went on to say that Essex's current underperformance makes for an attractive buying opportunity. Essex Property Trust shares were down $1.18, or -0.76%, during trading on Monday.     Real estate investment trust (REIT), Essex Property Trust Inc(ESS) reported higher FFO for Q4, beating analysts estimates on Friday. The Palo Alto, CA based company reported fourth quarter funds from operations (FFO) of $65.52 million, or $1.72 per share, up 15% from $55.53 million, or $1.55 per share last year. Excluding special items, ESS reported FFO of $69.1 million, or $1.81 per share, up from $54 million, or $1.51 per share last year. On average, analysts expected to see earnings of $1.73 per share. Looking ahead, the company expects to see FY2013 FFO in the range of $7.40 to $7.70 per share. Analysts are expecting to see earnings of $7.53 per share.     Apartment-based residential REIT Essex Property Trust Inc. (ESS) late Wednesday posted better-than-expected third quarter earnings results and tightened its full-year outlook. The Palo Alto, CA-based company reported third quarter funds from operations (FFO) of $63.4 million, or $1.67 per share, compared with $50.5 million, or $1.43 per share, in the year-ago period. Excluding special items, core FFO was $1.71 per share. On average, Wall Street analysts expected smaller FFO of $1.68 per share. FFO is a key metric used to gauge the performance of REITs, since it excludes the impact of real estate price fluctuations. Looking ahead, ESS said it now expects full-year 2012 core FFO of $6.72 to $6.84 per share, up from a prior view of $6.63 to $6.83.
