The firm has raised its rating on ESS from "Hold" to "Buy," and has given the company a $177.50 price target. This price target suggests a 16% increase from the stock's current price of $148.31. Analyst David Toti commented: "Today's change is predicated upon a review of our cap rate analysis, in the context of broad market strengthening across the ESS portfolio. The drivers of the recent surge in the ESS MetroView portfolio rank are increased employment growth, limited supply and rapidly rising single family home prices—all factors that bode well for continued pricing power and strong core cash flow growth.     On Monday analysts at Imperial Capital reiterated their rating on Palo Alto-based real estate investment trust Essex Property Trust Inc (ESS) as their West Coast apartments post some of the highest growth rates in the country. The analysts maintained an "Outperform" rating on ESS and see shares reaching $175, up from the previous target of $165. The new valuation suggests a +13% upside to Friday's closing price of $154.28. "ESS's assets in tech-related Bay Area and Seattle locales continue to post some of the highest growth rates in the country. While Southern California has lagged, the company expressed confidence that the area will show better relative performance in 2013," said Imperial Capital analyst David Harris.     Apartment-based residential REIT Essex Property Trust Inc. (ESS) late Wednesday posted better-than-expected third quarter earnings results and tightened its full-year outlook. The Palo Alto, CA-based company reported third quarter funds from operations (FFO) of $63.4 million, or $1.67 per share, compared with $50.5 million, or $1.43 per share, in the year-ago period. Excluding special items, core FFO was $1.71 per share. On average, Wall Street analysts expected smaller FFO of $1.68 per share. FFO is a key metric used to gauge the performance of REITs, since it excludes the impact of real estate price fluctuations. Looking ahead, ESS said it now expects full-year 2012 core FFO of $6.72 to $6.84 per share, up from a prior view of $6.63 to $6.83.
