The company's quarterly results are quite encouraging when considering its performance in the same period for the prior year, when it generated earnings of $0.89 per share, well under the $1 mark.   • Vornado Realty Trust Q1 FFO Falls; Earnings Miss Estimates, But Revenue Beats (VNO)

    After the closing bell on Monday, retail and office focused real estate investment trust Vornado Realty Trust (VNO) reported a decline in first quarter funds from operations as the company's investment in JC Penney and a weakness in its Washington office portfolio dragged down earnings. Though earnings missed Wall Street estimates, revenue beat expectations. The New York-based company said its first quarter funds from operations (FFO) of $201.82 million, or $1.09 per share, from $348.45 million, or $1.82 per share, in the same quarter last year. Adjusting for certain items, including $85 million in losses related to an investment in JC Penney, FFO for the quarter was $213.25 million, or $1.14 per share. This missed the Wall Street estimate of $1.67 per share. Funds from operations is an important earnings metric for real estate investment trust. The company's first quarter net income fell to $231.99 million, or $1.24 per share, from $233.74 million, or $1.26 per share, last year. Earnings from continuing operations declined to $81.87 million, or 20 cents per share, from $208.89 million, or 90 cents per share, last year. Vornado's total revenue for the quarter did rise, coming in at $721.02 million from $669.24 million last year. Analysts were expecting revenue of $649.85 million. Vornado Realty shares were down $2.39, or -2.72%, during morning trading on Tuesday. The stock is up +5.76% year-to-date.     Late on Monday there were reports that Vornado Realty Trust (VNO) has decided to sell a big portion of its stake in discount retailer JC Penny (JCP) as losses from the holdings have become too great. It was reported by Reuters that Deutsche Bank is shopping around 10 million shares of JCP held by Vornado. The asking price for the shares was $16.40 to $16.60 per share; JCP's closing price of Monday was $16.74. At the end of fourth quarter of 2012, VNO said it held 18.6 million shares of JC Penny, with an average purchase price of $25.76 per share. Vornado chairman Steven Roth sits on the board of JC Penny. The news that a board member was attempting to exit such a big stake in the company caused JCP shares to plummet 7% on Tuesday. Vornado shares were up $1.77, or +2.13%, during Tuesday morning trading. The stock is up +2.34% over the past twelve months.     Real estate investment trust (REIT), Vornado Realty Trust(VNO) reported a drop in fourth quarter FFO, but beat analysts estimates on Tuesday. The New York, NY based company reported fourth quarter earnings of $62.6 million, or 33 cents per share, down from $69.5 million, or 37 cents per share last year. Excluding special items, earnings were $81.3 million, or 43 cents per share, up from $20.9 million, or 11 cents per share last year. Fund from operations (FFO) for the quarter was $55.9 million, or 30 cents per share, down from $280.4 million, or $1.46 per share last year. Adjusted FFO was $1.22 a share, up from $1.03 last year. Analysts expected to see FFO of $1.19 per share. Revenue for the fourth quarter rose to $697.65 million from $689.96 million a year ago. Analysts expected to see revenue of $623.31 million. The company said that it took a $224.9 million loss on its 11% stake in J.C. Penney(JCP) . Vornado Realty shares were mostly flat during premarket trading Wednesday.
