    Real estate investment trust (REIT) Education Realty Trust, Inc. (EDR) released an update on Monday of its fall 2013 pre-leasing statistics. The company reported that as of August 13, same community pre-leasing occupancy was 90.9%. This is a 200 basis point improvement from a year ago and a 20 basis point increase from the second quarter. Non-same communities now have an occupancy rate of 92.0%. The data released also included university housing trends. Randy Churchey, CEO and president of EDR commented, "it is gratifying to see strong and improving pre-leasing results throughout this current leasing cycle." "Our 2013 earnings guidance released in February 2013 anticipated a 3%-5% same community revenue increase from the fall 2013 leasing season. We currently only have about four meaningful weeks remaining in this year's leasing cycle and we are pleased that the current combined same community occupancy and rate growth reflects the revenue range we anticipated earlier this year," Churchey added.   • Education Realty Trust Q2 FFO Rises 21%; Reaffirms Full Year Outlook (EDR)

    Student housing-focused real estate investment trust Education Realty Trust, Inc. (EDR) reported early on Monday that its second quarter funds from operations rose 21% year-over-year, as the company saw improved operating income from a number of new communities. While revenues topped Wall Street views, the company's Core FFO missed estimates. The Memphis, Tennessee-based company posted funds from operations of $11.84 million, up from $9.80 million in the same period a year ago. On a per unit basis, funds from operations was unchanged year-over-year, coming in at 10 cents. Funds from operations is a typical measurement of earnings when looking at real estate investment trusts. It usually adds depreciation and amortization expenses to earnings, minus gains from the sale of properties. EDR's core funds from operations came in at $14.5 million, or 13 cents per unit, in the quarter, up from $11.6 million, or 12 cents per unit, last year. According to analysts polled by Thomson Reuters, the company was expected to see funds from operations of 13 cents per unit in the quarter. The company's net income for the second quarter came in at $3.8 million, or 3 cents per share, versus last year's $1.3 million, or 1 cent per share. Education Realty Trust's total revenues in the quarter were $41.98 million, up from last year's $32.31 million. Analysts were expecting the company to see $41.33 million in revenues. Looking ahead, the company reiterated its full year 2013 core FFO outlook. The company expects FFO to be between 53 cents and 57 cents per unit. Analysts are expecting the company to see 54 cents per unit in 2013. Education Realty Trust shares were inactive during pre-market trading on Monday. The stock is down 4.51% year-to-date.
